1. About these terms


These terms and conditions govern your use of the RateSwitch website (rateswitch.uk) and all related services, alerts, communications and features provided through it (together, the ‘Service’). By accessing or using the Service you agree to be bound by these terms. If you do not agree, you should stop using the Service immediately.

The Service is operated by Rateswitch Ltd, a company registered in England and Wales under company number 10100327. Registered office: Sophia House, 28 Cathedral Road, Cardiff, CF11 9LJ.

Rateswitch Ltd is an appointed representative of Stonebridge Mortgage Solutions Limited, which is authorised and regulated by the Financial Conduct Authority (FCA). FCA reference number: 762308.

The technology and infrastructure that powers the RateSwitch rate alert service is provided by Mortgage Metrics Ltd, a company registered in England and Wales under company number 13665605. Registered office: Tramshed Tech, Pendyris Street, Cardiff, CF11 6BH.

References to ‘we’, ‘us’ or ‘our’ in these terms include both Rateswitch Ltd and Mortgage Metrics Ltd where the context requires.




2. The RateSwitch rate alert service


RateSwitch provides a free-to-use mortgage rate monitoring and alert service, powered by Mortgage Metrics Ltd. When you register, you provide us with information about your current mortgage, including:

  • Your name, email address and telephone number
  • Your current mortgage lender
  • Your remaining mortgage term
  • The date your current mortgage rate ends


We use this information to monitor mortgage rates on your behalf and to notify you by email and/or SMS
when rates relevant to your circumstances become available.

Once a lower rate has been secured – whether through your broker, or your existing lender directly – it is your responsibility to reset or update your alert to reflect your new mortgage details, so that the service continues to work correctly for you. If you proceed with a product transfer or remortgage through RateSwitch, we will manage this as part of our service to you.



3. Important limitations of the alert service


The rate alert service is provided as a free, best-endeavours tool to help homeowners stay informed about mortgage rate movements. It is not a substitute for professional mortgage advice, nor does it replace any obligation your lender or existing broker may have to notify you of your options.

We do not guarantee delivery of alerts. Alerts are sent by email and/or SMS and we have no control over whether messages are received, filtered as spam or junk, or blocked by your email provider or network carrier.

When you register, we will send you a confirmation email. It is your responsibility to mark this as ‘safe’ or ‘not junk’ in your email client to help ensure future alerts reach your inbox. We will remind you to do this at the point of registration.

We accept no liability for any financial loss or missed opportunity arising from an alert that was not received, was delayed, was filtered as spam, or was not acted upon. It remains your responsibility – and, where applicable, that of your existing lender or broker – to monitor your mortgage rate expiry and take appropriate action in good time.

The Service is designed to assist you in this regard. It does not create any obligation on us and does not transfer to us any responsibility that your lender or broker may otherwise hold.



4. Our role as a fee-free mortgage broker


Rateswitch Ltd is a regulated mortgage broker. As part of the Service, we may contact you proactively as you approach your mortgage switch window – typically in the period before your current rate is due to expire – to make you aware of your options and to offer our assistance. This contact may include:

  • Notification that you have entered, or are approaching, your lender’s product transfer or switch window
  • Information about mortgage products that may be suitable for your circumstances
  • An offer to manage a product transfer with your existing lender on your behalf
  • An offer to manage a full remortgage to a new lender on your behalf
  • Other regulated mortgage services provided by Rateswitch Ltd


This broker outreach is a core part of the Service and is how the free alert platform is funded. If you do not respond to our outreach, we will note this and will not continue to pursue contact – there is no obligation on you to engage with us, and no negative consequence of not doing so.


Rateswitch Ltd does not charge you for regulated mortgage advice or for arranging your mortgage. Our service is free to you. We are remunerated by way of a commission paid by the lender upon completion of a mortgage. The amount of any such commission will always be disclosed to you before you proceed.


Where you instruct us to arrange a mortgage on your behalf, separate terms, a European Standardised Information Sheet (ESIS) and an Initial Disclosure Document (IDD) will be provided in accordance with FCA requirements. Nothing on this website constitutes mortgage, financial, tax or legal advice, nor a recommendation of any specific product.



5. Financial Information and rate data disclaimer


Mortgage rate information displayed through the Service is provided for indicative purposes only. Rates are subject to availability and may be withdrawn by lenders at any time without notice. We aim to keep rate information accurate and current but cannot guarantee its completeness or timeliness. You should not rely solely on information provided through the Service when making financial decisions.



6. Accuracy of information you provide


You are solely responsible for the accuracy of all information you provide when registering, including your lender, rate type, rate end date and remaining term. We are not responsible for inaccurate, untimely or irrelevant alerts if the information provided is incorrect or out of date. It is your responsibility to update your details if your circumstances change, including after any new mortgage has been arranged.



7. Fair use and our right to suspend or cancel alerts


The Service is intended for genuine personal use by homeowners seeking to monitor their own mortgage rate. We reserve the right to suspend, restrict or cancel a user’s alerts or access to the Service at any time, without notice, where we reasonably believe that:

  • The Service is being used in a manner inconsistent with its intended purpose
  • A user is abusing the system, submitting false or misleading information, or attempting to manipulate the Service
  • A user’s use of the Service is placing an unreasonable burden on our systems or those of Mortgage Metrics Ltd
  • Continued access would be contrary to our legal, regulatory or compliance obligations


We also reserve the right to discontinue the Service, in whole or in part, at any time.



8. Our content and intellectual property


All content, design, software, databases, text, graphics and other material forming part of the Service, together with all related intellectual property rights, is owned by us or our licensors. You may use the Service for your own personal, non-commercial purposes only. Nothing may be reproduced, modified or redistributed without our prior written permission.



9. Limitations and exclusions of liability


Nothing in these terms excludes liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be excluded.

Subject to the above, we will not be liable for any loss or damage arising out of or in connection with the Service or your use of it – including any loss from an alert not received or acted upon, business losses, loss of profit, loss of data, or any indirect or consequential losses.

We do not guarantee uninterrupted, timely or error-free access to the Service.



10. Security


You must not misuse the Service by introducing malicious code or attempting unauthorised access to any part of our systems. Such conduct may constitute a criminal offence under the Computer Misuse Act 1990.



11. Privacy and data


Our Privacy Policy (available at rateswitch.uk/privacy-policy) forms part of these terms and explains in full how Rateswitch Ltd and Mortgage Metrics Ltd collect, hold and use your personal data in connection with the Service. By using the Service you confirm you have read and understood the Privacy Policy.



12. Amendments


We may update these terms at any time by posting a revised version on our website. Continued use of the Service after any update constitutes your acceptance of the revised terms. These terms were last updated in April 2026.



13. Severability


If any provision of these terms is found to be unlawful, invalid or unenforceable, it will be severed and the remaining provisions will continue in full force.



14. Governing law


These terms are governed by the law of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
